Stoney Nakoda Resort
« on: February 29, 2016, 11:01:22 PM »
Facility address: 888 Nakoda Way, Kananaskis, AB T0L 1N0
Physical Attributes: A paved lot that has been used for autocross previously
Number of cars supported: 75 - lot is approximately 200mx60m in size
Cost: Previously "free" although attendees had to buy lunch at their facility.  They have recently decided this is too much trouble to be worth it for them.
Site Concerns: Not sure
Contact Person: Unknown
Current Status: Negative
Primary Objection:  Autocross events are run during their peak season and there is not enough parking
Recommended Action:
  • Wait patiently.  They were very nice to interact with and seem very receptive to the idea of holding events there however the space is simply not available.  There was a suggestion that some construction might take place in the next year which will add a significant amount of pavement to the area.  I was asked to revisit this idea in 2017

History:
I heard about this facility through the Corvettes Unlimited Club of Calgary.  If we want to move forward in any way with this facility we should involve them.  I was told they were previously allowed to run here but at some point the people running the resort decided it was too much trouble to close down the lot Saturday night, and that there were frequently cars left over on Sunday such that they would have to design the course around the leftover cars.  It seems like it might be a good place to run but there is probably some patching up to do with the management there and some additional arrangements that will need to be taken to ensure the site is clear for use.  That said, I also have no idea how big their parking lot is!
It was also mentioned that the tribe (is that the right term?) would be willing to lease land to the Corvettes Unlimited Club for them to pave their own parking lot - maybe if we banded together a couple of clubs this might be an option??

It turns out the CSCC has also run a rally using their lot for tow vehicles and such, and so the CSCC is also on good terms with them as a venue.  Unfortunately they are too busy in the summer to be able to dedicate a lot to us and we will have to wait until they are able to expand in the future to see if we can find the space to hold events here.

To put this in perspective...
Grading, gravel, compaction, asphalt pour and level, runs ~$2.75 sq/ft (~$110,000 / acre)
Assuming a lot 100m x 100m (~5 acres), we're talking ~$500,000
I doubt car club(s) economics could stomach this kind of expenditure.

An investment of $500,000 would require venue rental of $1,100/day, 4 weekends a month, 6 months a year, for 10 years, to break even.
And then there's land costs, maintenance, etc.

Club(s) current venue rentals run $400-$600 / day.
A bargain when you do the math on costs to construct such venues.

I've got an idea for a city-owned lot that is already gravel and not used much in the summer.  Info has been passed to Chris R.  Just want to do some research on noise dissipation as the closest houses are about 1/2km away - don't want to get too formal without getting more info first.  Anyways, the idea is to eliminate the land fee and gravel/compaction portion from the numbers you've quoted.  Suggest we discuss having someone look in to grants for paving - they're funded by lotteries so not really politically controlled funds; I'd start by talking to Penny M.

A rental fee of $1100/day is very doable, that is not a big hurdle, heck, for a facility that would let us bring more cars out I think we could reach up to $2000/day or even a bit further.  The up-front cost is a HUGE concern and also I have this information only second-hand, obviously it would require much more thorough checking before we could ever commit to even trying to find the money.

As for the city-owned lot that was suggested to me, it has not been forgotten, I'm just way too early in the process to have any valuable information to share.  I will be raising the issue of venues at the CSCC meeting Thursday night and plan to talk about venues such as that one in a high-level way to see what the club is willing to entertain and what we can afford.

When I went to Ghost Lake today, I thought I would swing by and take a look at this lot behind the casino (east side).  I have some photos of it ... about 200 m x perhaps 60 m wide ... useable ... but a bit on the small side.  I might post the photos on a shutterfly album in a bit if you care to look.....could use Google Earth to measure it I suppose.....some light stds ... and concrete curbs ...

Weirdly it doesn't show up on Google yet - sitting in a narrow band of old-timey low-res data.

Reijo - any chance you could please email me the pictures?

Also, after talking at the CSCC meeting last night it seems we may have a connection at the resort already.  We are working to investigate this right now and I will update this thread however things may progress.

I got an answer from them today - they like the idea of holding events however they are simply not able to dedicate the space we would require.  They are talking about potentially expanding in the future and I will check back with them later in the year or in early 2017 depending on what we see for construction out there.
